The Small House Plan US $275

The Small House Plan design package includes all the details you need to reproduce the same adorable guest cottage that is indicated in the photos below.  Included is the floor plan, exterior wall elevations (so you will know what it will look like on the outside), schedules (lists) of: windows and doors, interior finishes, bathroom fixtures and kitchen appliances and furniture sizes. 

Every well-designed space  - and especially a small one like the garden suite - requires close attention to measurements between items.  Inches, not just feet, are extremely important.  This is also discussed in the package contents, to ensure that you understand the size of a fixture or piece of furniture in relation to the others in close proximity to ensure your guest cottage feels open and light.

The interior design package consists of two documents: the  floor plan, exterior elevations & schedules; and the 62 page Small House Plan Design digital book with explanations for the layout of the rooms, tips & tricks for the overall design of the cottage space, explanation & photo guidance for 3 DIY projects used in The Small House, furniture purchasing suggestions and, a BONUS photo story of the journey from ground breaking to occupancy.

It is important to understand what is NOT included in this design package.  This package is not intended to be a complete submission for a building permit.  Because building codes vary significantly, the following are not included:

*  Foundation details (slab, block, crawlspace etc.)

*  Framing details

*  Insulation requirements

*  Plumbing & electrical rough-in details

That said, a good framer will take the floor plan and elevations and build the cottage quite easily - as I have proven with this exact cottage, once basic foundation & framing details are provided (available online in most areas).  You must follow your own municipal/provincial/state building codes & permit requirements.  Framers, plumbers and electricians know their business and can quote on their part of the project by studying the floor plan and elevations.
